Current global and domestic uncertainty is having a notable impact on the real estate market in Hawaii which leads some hesitation from some Buyers. For Kona's Residential Market, according to statistical data, median prices are still high and maintained. Since these figures are calculated based on properties which have already been sold, it’s indicative that a greater number of high-priced homes are being purchased compared to those which are more affordable. Compared to last month (May), inventory increased by 7% and the Pending Ratio decreased by 20% which indicates Buying activity is slowing down. For the first time in many years the Residential Market has turned into a Buyer’s market by the pending ratio. Currently, we have 149 homes for sale and 37 are in escrow, which is a 25% pending ratio. Average Days on Market now shows 120 days.

Additionally, the real estate market is significantly driven by supply and demand, which directly impacts property prices. For this reason, the Kona Residential (single family home) market, which is experiencing relatively low inventory, is still maintaining the median price. While on the other hand, the Condo market continues to struggle due to increased inventory and lower buying activities.

At the beginning of April, the Real Estate market experienced a slowdown compared to March. I attribute this to the end of the busy winter season, on-going political uncertainty, and the volatile stock market. However, right after the tax deadline (April 15), market activity increased. We are definitely feeling more "Market Sensitivities."
I also notice that buyers have become more selective. The well-priced properties in good condition with the more desirable views or location can still generate multiple offers, while others stay on the market for a longer time. Since Hawai`i is a resort market which attracts 2nd home buyer, retirees and investors, there are still motivated buyers who are waiting for the right property. Or the price must be compelling enough to make buyers take action!
