Aloha from Chiaki Yamada with KW-Big Island. I hope that wherever you might be you are enjoying some early summer weather. Kona has had more rain than usual this month after a fairly dry spring. Summer is right around the corner with its sunny mornings and evening showers to keep you cool.
As you know, Hawai`i’s real estate market relies heavily on the resort and/or second home market. Therefore, in the month of May we usually experience a market slow down. Inventory, buying activities, and the quantity of properties sold all showed some decrease this month, compared to the first four months of the year, Hawai`i’s “high” winter season.
Additionally, the real estate market is significantly driven by supply and demand, which directly impacts property prices. For this reason, the Kona Residential (single family home) market, which is experiencing relatively low inventory, is still maintaining the median price. While on the other hand, the Condo market continues to struggle due to increased inventory and lower buying activities.
For Kona's Residential Market, according to statistical data, median prices are still high and continue to rise. Since these figures are calculated based on properties which have already been sold, it’s indicative that a greater number of high-priced homes are being purchased compared to those which are more affordable. Compared to last month (April), inventory decreased by 5 % and the Pending Ratio decreased by 15 % which indicates the market slow down.
