Opening Doors: Affordable Homeownership on Hawai?i Island

Owning a home in Hawaiʻi is often out of reach for local families, but a new partnership is showing that there’s another way forward. On August 22, the Uyeda ʻohana celebrated moving into their new 3-bedroom, 2-bath house in Hilo, a milestone that also marks progress in the island’s fight for affordable housing.

The home was made possible through a collaboration between Hawaiʻi County and HALE O Hawaiʻi Community Land Trust. Their approach is based on a community land trust model, where families buy homes through long-term leases while the land remains in trust. This reduces costs for buyers and ensures the property stays affordable for future generations.

Funding for the pilot home came from the county’s Affordable Housing Production Program, paired with state-owned land leased for 65 years to HALE O Hawaiʻi. Another home in Volcano has already been completed under the same model, with additional projects in progress.

County leaders say this strategy represents more than just one family’s success. It’s a blueprint for long-term housing stability, one that allows local families to put down roots without being priced out. By combining government support with community stewardship, Hawaiʻi Island is beginning to build homes that will remain affordable for generations.

Saving Hawaii's Forests: The Battle Against Feral Animals

Later this month, crews will be heading up Mauna Kea once again, not for recreation, but for protection. On August 27–28, the Department of Land and Natural Resources (DLNR) will carry out animal control operations to help save one of Hawaiʻi’s rarest forest birds: the palila.

Why It Matters? Feral goats, sheep, and mouflon might not sound like a big deal at first, but on the slopes of Mauna Kea they’ve been changing the land for generations. These animals were brought here long ago and, with no natural predators, their numbers grew quickly. Today, they eat through native forests that our endangered species depend on to survive.

The palila is one of those species. This small honeycreeper lives only on the upper slopes of Mauna Kea and feeds mainly on the seeds of the māmane tree. When herds strip the forest bare, the māmane disappears, and so does the palila’s chance at survival. This isn’t just about one bird, though. In Hawaiian culture, each plant, bird, and stone has its place in the balance of the ʻāina. When one disappears, the whole system suffers.

How the Work Will Be Done? DLNR’s Division of Forestry and Wildlife will use both ground crews and helicopters to bring herd numbers down. It’s tough work, and not everyone agrees with it, but it’s required by federal law to protect the palila’s habitat. Hunting is already open year-round with no bag limits for these animals, and while hunters play an important role, it hasn’t been enough to stop the damage.

Looking Ahead! This kind of work is never easy. Hawaiʻi has a long tradition of hunting and gathering, but we also have a kuleana (responsibility) to care for the ʻāina and the creatures that live here. The palila is more than an endangered bird, it’s a part of Mauna Kea’s identity, a reminder of how connected we are to the land.

Every action taken on the mountain isn’t just about numbers or management. It’s about aloha ʻāina, loving and protecting the land so that future generations can still hear the call of the palila in the high forests of Mauna Kea.

What's Going on Around Big Island - July 2025

 
* The traditions and culture of Hawai`i will be showcased at the 53rd Annual Establishment Day Ho`oku`ikahi Hawaiian Cultural Festival, sponsored by  Pu`ukoholā National Historic Park, will be held Saturday, August 16, 9 a.m. to 3 p.m. and Sunday, August 17, 10 a.m. to 3 p.m. Festival events will include Hawaiian arts and crafts, such as ulana lauhala (lauhala weaving), holo waʻa (canoe rides), kuiki (quilting), Hawaiian games, lei haku ame lei wili (different lei making styles), ulana niu (coconut frond weaving), kapa making, ʻohe hano ihu (bamboo nose flute), and live Hawaiian music. Festivities will be held at Pelekane Bay and the adjacent Spencer Beach Park in Kawaihae. Letter from Big Island, Hawaii - July 2025

Aloha from Chiaki Yamada with KW-Big Island. I hope that wherever you might be you are keeping yourself cool. In Kona, we are feeling a lot warmer in July with sunny mornings; however, pleasant showers in the afternoons and evenings keep us cool. 

As we move through the month of July, we see the market gaining momentum. Buying activities have improved; as a result, more properties have opened escrow. Overall, there is much more activity in July than in June, and the inventory has decreased slightly. It is interesting to see the Residential Luxury market (more than $2M) improving, as well as the more affordable condo market (under $500K).

For Kona's Residential Market, according to statistical data, median prices remain high and stable. Since these figures are calculated based on properties which have already been sold, it’s indicative that a greater number of high-priced homes are being purchased, as compared to those which are more affordable. Compared to last month (June), inventory decreased by 5% and the Pending Ratio increased by 20% which indicates buying activity has improved. However, the overall Market is currently a "Buyer's Market" based on the Pending Ratio. Currently, we have 141 homes for sale and 42 are in escrow, which is a 30 % pending ratio. Days on Market are now averaging 85 days and in the last 30 days the average closing sale is 95% of asking price.

Here is the information on the Kona Residential Market (Active Listings, Under Contract, Pending Ratio and Market Insight) as of 7/23/2025. The Market varies depending on the price range.

Comparing the Kona Condo Market to the Residential Market, the Condo Market continues to struggle with high inventory, meaning prices are trending down. However, compared to last month (June), the inventory decreased by 10% and the Pending Ratio increased by 62%, indicating that buying activities have improved tremendously. Currently, we have 175 condos for sale and only 38 are in Escrow, which is a 22% Pending Ratio. This means it is a “Buyer’s Market” for Condos right now.  Days on Market are now averaging 124 days, and in the last 30 days the average closing sale is 92% of asking price.

July is a busy month for community events with the canoe regatta season well underway, Fourth of July celebrations and the O-bon dances at various temples around West Hawai`i.

* Turtle Independence Day at the Auberge Resort at Mauna Lani. Now in its 36th year, this annual event celebrates the honu – Hawaiian Green Sea Turtle – as a group of these beloved sea creatures are released into the open ocean.
