Residential Market Continues to be Strong

 
Below, you can see the North Kona Median Price and Sold Qty changes, month to month, for the last two years. The Red line is the Median Price, and the Blue line is the Sold Qty. In April, we saw both price and Sold Qty drop from the previous month.

Here’s a look at the April 2025 data compared to April 2024 and the YTD result. The median price has continued to increase, according to statistical data. Since this figure is calculated based on properties which have already sold, it indicates that a greater number of high-priced homes are being purchased compared to more affordable ones. The Sold Qty of both Residential and Condo properties have dropped compared to April 2024.

There has been a drastic price increase since 2019. The Residential median price has almost doubled, and Condo prices have increased by 66% since 2019.
