Current global and domestic uncertainty is having a notable impact on the real estate market in Hawaii which leads some hesitation from some Buyers. However, there are some well-priced, move-in ready properties in good location, which are going into escrow after only a few days on the market. And I am continuously receiving inquiries about Hawai`i properties from potential buyers. I think the dream of living in Hawai`i is still alive and there are still great opportunities to seize in this ever-changing market. For Kona's Residential Market, according to statistical data, median prices are still high and maintained. Since these figures are calculated based on properties which have already been sold, it’s indicative that a greater number of high-priced homes are being purchased compared to those which are more affordable. Compared to last month (May), inventory increased by 7% and the Pending Ratio decreased by 20% which indicates Buying activity is slowing down. For the first time in many years the Residential Market has turned into a Buyer’s market by the pending ratio. Currently, we have 149 homes for sale and 37 are in escrow, which is a 25% pending ratio. Average Days on Market now shows 120 days.
