As we move through the month of July, we see the market gaining momentum. Buying activities have improved; as a result, more properties have opened escrow. Overall, there is much more activity in July than in June, and the inventory has decreased slightly. It is interesting to see the Residential Luxury market (more than $2M) improving, as well as the more affordable condo market (under $500K).

For Kona's Residential Market, according to statistical data, median prices remain high and stable. Since these figures are calculated based on properties which have already been sold, it’s indicative that a greater number of high-priced homes are being purchased, as compared to those which are more affordable. Compared to last month (June), inventory decreased by 5% and the Pending Ratio increased by 20% which indicates buying activity has improved. However, the overall Market is currently a "Buyer's Market" based on the Pending Ratio. Currently, we have 141 homes for sale and 42 are in escrow, which is a 30 % pending ratio. Days on Market are now averaging 85 days and in the last 30 days the average closing sale is 95% of asking price.

Comparing the Kona Condo Market to the Residential Market, the Condo Market continues to struggle with high inventory, meaning prices are trending down. However, compared to last month (June), the inventory decreased by 10% and the Pending Ratio increased by 62%, indicating that buying activities have improved tremendously. Currently, we have 175 condos for sale and only 38 are in Escrow, which is a 22% Pending Ratio. This means it is a “Buyer’s Market” for Condos right now.  Days on Market are now averaging 124 days, and in the last 30 days the average closing sale is 92% of asking price.
