-Sunday, December 8, enjoy the Kailua Kalikimaka Holiday Concert featuring Amy Hānaiali`i from 4:00 pm - 5:00 pm in Emma Square. Save your spot and watch the 9th Annual Lighted Boat Parade in Kailua Bay at 6:00 pm. The Body Glove boat will be docked at Kailua Pier for great viewing, with food and beverages for purchase.
-Saturday, December 14, 5:00 pm, bring the keiki down to Ali`I Drive in Kailua-Kona and enjoy the “Magical Storybook Christmas” parade. Floats, marching units and fun for the whole family.
-Saturday, December 21, The Nutcracker Ballet as performed by the West Hawaii Dance Theatre will enchant audiences with Tchaikovsky’s melodies, Hoffmann's timeless themes, exciting guest professional dancers, ever-evolving creative choreography and participation by our local community. The performances at 2:00 pm and 6:00 pm are being held at Kahilu Theatre in Waimea. More details at whdt.org.

There has been a drastic price increase since 2019. The Residential median price has almost doubled, and Condo prices have increased by 66% since 2019.

In keeping with a recognized trend in the U.S. real estate market in an election year, following this year’s election the Real Estate Market has picked up. Suddenly, we have had more properties going under contract in just the last two weeks.
This is good timing as our real estate high season starts in December and usually ends at the end of March. During these months there will be more people on the island and buying activities usually increase. For Kona's Residential Market, due to relatively limited inventory, the market is maintaining its median price. The market has improved for all the properties under $3M. Properties priced under $1.2M, with ocean views, are still selling quickly, even with multiple offers. Even if there are no multiple offers on the table, the average sold price in the last 30 days is 95% of the listing price.
Here is the information on the Kona Residential Market (Active Listings, Under Contract, Pending Ratio and Market Insight) as of 11/25/2024. Compared to last month, the inventory increased 7% and buying activities heightened as the Pending Ratio (Escrow/Active Listings) increased by 20%. Overall, the Residential Market is still "Neutral.
For the Condo Market, because of an increase in condo insurance, we have seen more inventory in the condo market. This month, we have noticed more buying activity in condos priced under $500,000. Compared to last month, the condo inventory increased 3%, yet buying activity improved as the Pending Ratio (Escrow/Active Listings) increased by 17%. The condo market is gradually improving. The average sold price in the last 30 days is 95% of listing price.

-Things are cooling off in Kona! The days are getting a little shorter, but also more temperate and drier. We’re definitely moving into the winter season or (hoʻoilo) from November to April. -If you love music, don’t miss the 22nd annual `Ukulele & Slack Key Guitar Festival and Ho`olaulea Night on Saturday, November 16, in Waimea. Musicians take the stage together to talk story, play music, and share their experiences as award-winning Hawaiian music artists. The festival includes a Ho`olaulea Night, when each of the participating musicians will take the stage individually as well as invite small groups to join them as they showcase their favorite songs and one-of-a-kind musical collaborations. A Kanikapila Concert Day, when the musicians take the stage in a slightly less formal concert setting, means audience members with tickets and an instrument will be invited to join the guest artists on stage. The upcoming U.S election is affecting the Real Estate Market all over the nation. In Hawai`i, because it is a Resort and second home market, the effect is even more evident. It seems to me that both Buyers and Sellers are waiting for the elections to be over. Right now, the market is in a "holding" pattern, without many noticeable changes during the last two months.
For the Residential Market, due to relatively limited inventory, the market is maintaining its median price. Properties priced under $1.2M with ocean views are still selling quickly, even with multiple offers; the properties in the $1.5M - $2M price range are showing lower buying activity. However, properties in the $2M - $3M price range are showing heightened buying activity this month.

This month, we noticed more buying activities in condos priced between $500,000 - $1M. Compared to last month, the condo inventory remains almost the same, yet buying activities improved a bit as the Pending Ratio (Escrow/Active Listings) increased by 24%.

The event commemorates the 30th anniversary of the final harvest at Hamakua Sugar and honors the hard work of all sugar workers throughout Hawai`i.
