The Hawaii real estate market is slowing as offshore buyers decrease while local buyers remain active, particularly in the single-family home market for properties priced under $1.5 million.
Exceptional luxury properties and well-priced homes are still finding buyers quickly, even in this market. This suggests many buyers are still waiting for the right property.
The good news is that single-family home inventory is not overwhelming, which helps prevent significant price drops.
However, challenges remain for second homes or luxury properties priced above $2 million, as well as with increased condo inventory.
For buyers, this is an advantageous time to negotiate prices and terms. It's important to stay alert, as multiple-offer situations are still a reality.
