We have observed a downward trend in the real estate market over the past two months (July and August), with a decrease in both median prices and sold quantities, reflecting a weakened buying demand. However the Market can be easily changed upward with significant interest drop which we are anticipating. Currently, the condo market is classified as a “Buyer's Market,” while residential properties remain “Neutral” due to the relatively low inventory. Overall, inventory turnover is slow, and the key to a successful closing lies in three essential factors: price, condition, and views.
If you are active buyer who is currently looking for a right home, fall (September - November) is the best season to make an offer because the market is at its least competitive. Fall is usually a slow season for many businesses on this island as they prepare for the busier winter season.
Kona's Residential market, unlike the condo market, is not oversaturated with inventory, keeping prices from a significant market downturn. Regardless, it is even more important to price a property correctly as in this shifted market overpriced properties are staying on the market for a long time. Compared to last month (August), inventory increased by 4% and the Pending Ratio decreased by 9%, which indicates buying activity has decreased. For homes in the $1.5M and $2M price range buying activity has increased. Currently, we have 140 homes for sale and 50 are in Escrow, which is a 36% pending ratio, indicating the Market is Neutral. Days on Market are now averaging 99 days and in the last 30 days the average closing sale is 94% of the original asking price.
