As a result of rate drops, in month of October we are experiencing more momentum in the Condo Market as more condos go under contract. Although the Condo Market is still categorized as a "Buyer's Market," this positive change decreased condo inventory by 5% from last month.
Residential homes under $1.5M are getting more attention and activity from buyers, while luxury homes over $2.5M shows a slow market with little buying activity. The fact that well-priced, desirable properties tend to open escrow right away indicates motivated buyers do exist, they are just waiting for the right property at good price. The market remains sensitive, but more potential interest rate drops could lead to significant opportunities ahead!
If you are an active buyer who is currently looking for the right home, fall (September - November) is the best season to make an offer because the market is at its least competitive. Fall is usually a slow season for many businesses on this island as they prepare for the busier winter season.

It is taking longer to find a buyer. Days on Market are now averaging 104 days and in the last 30 days the average closing sale was 91.7% of the original asking price; 95.7% to reduced price. That means that pricing is key to finding a buyer!
