This year, we’re experiencing a quieter summer than usual, primarily due to a decrease in international visitors, while the number of mainland visitors remains steady. If you’re on the island, I hope you’re enjoying the more peaceful beaches and the beauty of nature as a way to recharge.
In July, we observed increased activity in the residential home market for properties priced under $1 million. Over half of the residential home sales are occurring in this price range, and this shift towards more affordable options is a positive development for our community, enabling more local residents to purchase homes. Conversely, properties priced above $1.5 million are seeing less activity, largely due to a decrease in offshore buyers.
The condo market continues to slow down, with an increase in inventory and reduced buying activity. However, there are still active condo sales on the market's first day, often attracting multiple offers.
Today's market: it’s essential not only to set an attractive price but also to showcase the property itself in a way that captures buyers' attention.
